What people like to see when buying a lawn care business are the P&L sheet and a balance sheet. If you have got an accountant, then they should be able to supply you with these. If not you will have to provide proof of turnover and costs in the way of bank statements if you want to get a higher price for your business.
The buyer, in this case, is going to have to be dedicated as they are going to have to spend a lot of time with these to work out how your business is running. Some buyers may just want to add up all the deposits for the last year or so to get an idea of turnover. A buyer who has done lawn care before may not be that interested in your expenditure as they will be running the business their own way anyway.
How Many People Do You Have Working For You
If you have employees things can get more difficult. This was one of the reasons we originally tried to sell or business as a whole with a broker. From my personal experience, the more employees you have the harder is to find a buyer.
I think there were two reasons that out broker could not find a buyer and one of them was the employees. The other was parking for the vans and storage of the equipment. We owned a property that could accommodate them all but any buyer coming into town would need to rent a yard and take over a payroll. That was a big ask as rent would have come directly out of our end of the year profit.
When we broke the business up we did find a buyer for a package of lawn accounts, a van, and an employee but this was the only worker we were able to place with another company.

If you have been running your business and pulling lots of cash out without putting it through the books this is where it is going to hurt. If you tell a buyer you actually earn 25% more then what they are seeing then they are going to want proof . You, of course, are not going to be able to provide that.
There is actually a way you can work around this that requires a buyer who does not need secured finance and a technique I call a meet and greet. I developed this method when I was subdividing and selling small lawn care business as I could not produce books showing a P&L or balance sheet for the part of the business they were looking at buying. I could only provide them for the entire business which was unhelpful for them. I will discuss this method in detail later in this post.
